 32 North Crest Drive 27.10I called past yesterday to check progress on the Classic Builders Showhome.  They have certainly got the right team on the job as the roof is now on (with a few caps to go) and the joinery in.  You better be quick if you want to beat everyone to Whangarei’s best real estate deal!

The colours are looking really good and the brick is something sharp, with the different size giving more of an individual look , while keeping in with the subdivisions quality. 

A meeting today will give me an opportunity to get an idea on expected completion date so if you are looking to build or buy in Whangarei’s great new subdivision call me today.

These latest pictures are from last week as the Classic Builders showhome takes shape.  There was plenty of action in Onerahi’s newest subdivision last week with two more sites prepares and more framing popping up.  Lot 57 has started their roof whilre the first move in won’t be far away.  If you are looking for a great investment, family home, or townhome building here has to one of the best options available.  Talk to me today about sections or house and land packages.

The action continues at North Crest Drive with the pouring of the floor for Lot 47  today.  And on talking to some of the owners today it could also be your last chance to secure this property at a discount.  Why? The last month I have reported an increase in activity both in building and enquiry.  This has continued with frames or bricks up for 4 homes now, 2 more floors down, 5 proposed builds and two more sections going under offer.  Building company enquiry is also picking up with contacts being made by various build companies.  I can see a strong run into Christmas and we will shortly see the build numbers into the teens.  And finally, the best indicator that you best be quick on Lot 47 at $349,000  have been recent sales in the area, with the first in the subdivision reported in the early $400′s and smaller new duplexes on the main Onerahi Road selling recently from $310,000-$325,000.  So if you’re looking to buy a great value new home call today or take a drive to see for yourself.

Activity continues to build at North Crest Drive.  Over the last few weeks there have been 4 more sites started, another unconditional sale and 4 other offers signed.  Enquiry has also been stronger as people see the quality homes being built.  The next few weeks should see a real change with more frames up including that of Lot 47, our house package.

The latest stats are out for July with Whangarei city and county sales numbers, although down a touch on last month, holding well.  With 69 residential homes sold we are still well ahead of earlier in the year.

One notable is the number of section sales with 13 around the area.  This is well up on previous months and with other sales in the wind and more new builds starting, it’s a positive sign.  

I still believe there will still be some tough times ahead and it will be interesting to see how the next few months pan out.   There are plenty of people out there though, who are ready to buy or build and are just getting on with it.

 June has seen another month of strong sales in Whanagrei City and County Real Estate Sales after May’s outstanding numbers (96 for the city).    City sales numbered 80 in June while we saw county (outlying) again strong with 27.   These figures are well up on April’s 64.  This is, I believe, still a flow on from the low numbers we had in late 2008 and early 09.  Also due to this surge in the last few months we are seeing limited stock levels which is tending to hold prices, moreso in the under $300k range. It will be interesting to see what happens in the winter months.  Normally a little slower it looks like these factors could keep the numbers up.

Another build is now underway at North Crest Drive, Onerahi with work beginning on Lot 57.  With the House and Land build by Classic builders soon to start, there is plenty of activity.  Enquiry has also increased in the last 2 weeks and sales, in line with the general city activity, are on the increase.  Although winter is usually a quiet time in the market all indications are that things may be a bit different in North Crest Drive.  If you are considering a build or have any questions on the sections or packages call me on 0800 222 393.  Gary

We are about to see the release tomorrow of the latest edition of the new property magazine to use when looking for Whangarei and Northland properties. Propertyplus, of which Allens is a contributor, is now into its third week and each week is introducing more and more pickup points and improvements.  Something must be working right if the attendance at the open home at 41 Beazley Crescent on Sunday is anything to go by.   12 groups through, pouring rain, I can’t complain.

As with all new things it can take a while to catch on, sort out teething problems and of course there is always the competition to contend with.  It would be fair to say that the incumbent is fighting hard to hold their position!

Personally I want people to find my advertisements and I think the fact of over 190 pick up points should mean more people see our homes. Attached is a list of the pickup points for you to download.  PP03 Retail pick up points list

There are plenty of opinions about and this is one of them. Soon to be released sales for May in Whangarei city look to have jumped again to be somewhere around the 90 mark. This is shortening up the listing supply which in turn is keeping some hold on prices (more mid/low end). I will update the latest Whangarei statistics in the next 24 hours.

Earthworks #3 is underway with the start of Classic Builders  House and Land package on Lot 47.  All going well, and with the weather being kind, we could see the first of many Classic homes in this new subdivision completed in about 12-14 weeks.  Interest has increased over the last month with many seeing a new home as a great option when comparing with existing and older homes.   Presently discussions are underway for a number of builds.

If you are looking at an investment or your own home then make sure you do the sums and benefit checks of a new internally accessed low maintenance home!
