The latest stats are out for July with Whangarei city and county sales numbers, although down a touch on last month, holding well. With 69 residential homes sold we are still well ahead of earlier in the year.
One notable is the number of section sales with 13 around the area. This is well up on previous months and with other sales in the wind and more new builds starting, it’s a positive sign.
I still believe there will still be some tough times ahead and it will be interesting to see how the next few months pan out. There are plenty of people out there though, who are ready to buy or build and are just getting on with it.

June has seen another month of strong sales in Whanagrei City and County Real Estate Sales after May’s outstanding numbers (96 for the city). City sales numbered 80 in June while we saw county (outlying) again strong with 27. These figures are well up on April’s 64. This is, I believe, still a flow on from the low numbers we had in late 2008 and early 09. Also due to this surge in the last few months we are seeing limited stock levels which is tending to hold prices, moreso in the under $300k range. It will be interesting to see what happens in the winter months. Normally a little slower it looks like these factors could keep the numbers up.

Another build is now underway at North Crest Drive, Onerahi with work beginning on Lot 57. With the House and Land build by Classic builders soon to start, there is plenty of activity. Enquiry has also increased in the last 2 weeks and sales, in line with the general city activity, are on the increase. Although winter is usually a quiet time in the market all indications are that things may be a bit different in North Crest Drive. We are about to see the release tomorrow of the latest edition of the new property magazine to use when looking for Whangarei and Northland properties. Propertyplus, of which Allens is a contributor, is now into its third week and each week is introducing more and more pickup points and improvements. Something must be working right if the attendance at the open home at 41 Beazley Crescent on Sunday is anything to go by. 12 groups through, pouring rain, I can’t complain.
As with all new things it can take a while to catch on, sort out teething problems and of course there is always the competition to contend with. It would be fair to say that the incumbent is fighting hard to hold their position!
Personally I want people to find my advertisements and I think the fact of over 190 pick up points should mean more people see our homes. Attached is a list of the pickup points for you to download. PP03 Retail pick up points list

There are plenty of opinions about and this is one of them. Soon to be released sales for May in Whangarei city look to have jumped again to be somewhere around the 90 mark. This is shortening up the listing supply which in turn is keeping some hold on prices (more mid/low end). I will update the latest Whangarei statistics in the next 24 hours.

Earthworks begin
Earthworks #3 is underway with the start of Classic Builders House and Land package on Lot 47. All going well, and with the weather being kind, we could see the first of many Classic homes in this new subdivision completed in about 12-14 weeks. Interest has increased over the last month with many seeing a new home as a great option when comparing with existing and older homes. Presently discussions are underway for a number of builds.
If you are looking at an investment or your own home then make sure you do the sums and benefit checks of a new internally accessed low maintenance home!

After last months 94 residential sales for Whangarei City we have seen a continuation of the strength in the market. A great example was our open home at 11 Erin Street on Sunday. A bit of a break in marketing, a freshen up and more people scanning the area saw 9 groups through, a great turnout which we just need to turn into a sale! Last Fridays Auctions were in the lower bracket, and yesterday saw 26 Charles Street unconditional while 323 Western Hills Drive is now priced sharply in the $220′s.
There are also a number of SOLD signs up around town – and I hear a few sold at the LJ Hooker Auctions yesterday. The biggest problem right now is that there is starting to be a shortage of properties for buyers to choose from. The bonus for owners here, especially in the lower price ranges, will likely be a holding up of prices in that bracket. Will keep you posted with updates on Whanagrei Real Estate – happy hunting!
We’re not on the Sunday no trade list but could have been for the turnout today. Who would blame anyone though – long weekend, weather pretty good and plenty of chocolate to eat!
I had opens at two great properties, 9 Nixon and 7 Briden, with a couple of groups along and also 2 other buyer appointments. So even on this weekend we still have a bit of activity. It was interesting to see that the majority were investors, who are returning to the market as one of the stronger buyer groups. I guess the families can skip a weekend.
