After last months 94 residential sales for Whangarei City we have seen a continuation of the strength in the market.  A great example was our open home at 11 Erin Street on Sunday.  A bit of a break in marketing, a freshen up and more people scanning the area saw 9 groups through, a great turnout which we just need to turn into a sale!  Last Fridays Auctions were in the lower bracket, and yesterday saw 26 Charles Street unconditional while 323 Western Hills Drive is now priced sharply in the $220′s.

There are also a number of SOLD signs up around town – and I hear a few sold at the LJ Hooker Auctions yesterday.  The biggest problem right now is that there is starting to be a shortage of properties for buyers to choose from.  The bonus for owners here, especially in the lower price ranges, will likely be a holding up of prices in that bracket.  Will keep you posted with updates on Whanagrei Real Estate – happy hunting!

We’re not on the Sunday no trade list but could have been for the turnout today.  Who would blame anyone though – long weekend, weather pretty good and plenty of chocolate to eat!

I had opens at two great properties, 9 Nixon and 7 Briden, with a couple of groups along and also 2 other buyer appointments.  So even on this weekend we still have a bit of activity.  It was interesting to see that the majority were investors,  who are returning to the market as one of the stronger buyer groups.  I guess the families can skip a weekend.

I guess if things are held back for long enough then the time will come for an explosion. That looks like what the news will be next week when the sales figures for March are released. After just breaking 50 for the city in February preliminary figures for March look like we will hit close to 90, if not crack it. That’s an increase of over 70% on last month! County sales were also strong with 32 loaded to date.  Man, it’s good to be eating again.

The last couple of months have been busy and there is some lag between this activity for the figures to reflect. A sale can take any amount of time from signing to unconditional – a majority do involve a LIM, finance and maybe a specialist report, so will be around 15 working days or so. There are also a lot more ‘clean’ offers where there will be few if any conditions which can make it more palatable to the owner to accept, as they can then move on. Great interest rates and with prices having come back, more affordable homes have also had an effect. Also realistic asking prices for newer stock as there is more evidence to show where values really do lie

So what’s next?
As always, anyone’s guess and there are plenty of anyones! The government is trying hard to keep long term rates down as they can see a stall coming back. There are still companies shedding staff locally and worldwide, but life goes on and people still move. My prediction – I’ll be busy – I’ll use hindsight for the rest
